Paul Bergeron first set foot on a Sausalito floating home dock in 1984, and in the four decades since, he has never really left. He has owned more than 20 floating homes himself — not as investments managed from a distance, but as homes he lived in, renovated, knew intimately, and eventually sold to people who went on to love them as much as he did.
In the 1980s, the floating home community in Sausalito was still finding its footing after the battles of the 1970s — the legal fights over dock rights, the counterculture vs. the city, the question of whether this unconventional community had a future. Paul arrived right at the turning point and has watched every chapter since: the evolution of Gate 6, the rise of architectural floating homes, the way the community has changed and yet stayed fundamentally itself.
He is not an outside expert who studied the market. He is a member of the community who happens to hold a real estate license — and that is a profoundly different thing. When Paul tells you about a dock, he's telling you from the experience of having lived there, having watched neighbors come and go, and having seen what makes a home work on the water and what makes it a problem.

Roman Bergeron didn't discover Sausalito's floating homes as an adult — he grew up on them. His childhood was the docks: selling wrapping paper door to door to neighbors up and down the gangways, helping build backyard docks so families could enjoy the outside from the water, and soaking in hot tubs on the floating dock while Paul talked shop with whoever stopped by. The water was simply home.
When Roman earned his real estate license and joined Paul in the family business, he brought something most agents can't manufacture: a lifetime of direct, immersive knowledge about what it actually means to live on the water in Sausalito. He knows which docks have the best light in winter. He knows which communities are genuinely welcoming to newcomers and which have long waitlists for slips. He knows, at a gut level, which home will work for which buyer — because he's spent his whole life watching people thrive or struggle in these homes.
